1. Where is your property currently listed? With a real estate broker? On the internet? In a publication?
2. Do you have evidence of clear title? Who is listed on your deed? Are there liens (tax, mortgage, etc.)?
3. Which county and city does the property reside in? What are the current taxing authorities? Which Schools?
4. Do you have a recent Survey or formal Appraisal (less than 6-12 months old)?
5. What is the current Zoning? Are there Deed Restrictions? Is there a Home Owner's Association (HOA) or nearby residential subdivision?
6. Who provides utilities? Is there city water and electric/gas? Are there Septics, Wells or Underground Storage Tanks (USTs)?
7. Do you have an environmental, inspection or engineer reports? Is the property affected by endangered species, plants or wildlife?

1. Do I have to answer all of these questions? Never! Our investor clients are responsible for completing all investigation. The more accurate information you provide from the beginning, the smoother the sale.
2. How much will I get for my property? Our clients will offer a fair price based on results from their diligence process. This includes, but is not limited to recent sales, appraisals, restrictions, highest and best use, the survey, access, limitations of the property, etc.
3. Will your clients pay cash? What type of financing is typical? Our qualified investor clients can pay cash, use bank financing, have a seller financing arrangement, or use a combination of any/all of the above.
4. How long will it take to close once due diligence is completed? We typically close immediately (within a few days) or within a 2-6 weeks. The more information you provide from the due diligence checklist (above), the faster your close.
